1. Get pre-qualified for loan amount

The following documents will determine how much you qualify for when purchasing a home.

 To start the approval process please submit these items to your Veterans Mortgage of AmericaTM loan professional.

  • Copies of W2 statements for the past two years.
  • Copies of last two pay stubs.
  • Documentation of assets  including checking accounts, savings accounts, financial investments, trust funds, etc. (all pages front & back).
  • Two years of consecutive tax returns for self employed/seasonal/commission borrowers.
  • Copy of your DD214.
  • Contact information for your insurance agent.   

 

2. Determine Eligibility for a VA loan

Once you are pre-qualified for a loan, VMA will request a Certificate of Eligibility (COE) from VA. The Certificate of Eligibility ensures the borrower meets all guidelines and requirements to participate in the VA Loan program. Please provide us a copy of your DD214 or, if you are active duty, we will have you sign the VA 26-1880 to request your COE. Submitting any paperwork directly to VMA makes the process more efficient. VMA loan professionals can also issue a pre-approval letter to your real estate agent on your behalf.


3. We process your application and order the appraisal

Once pre-approved, loan documents are sent to a loan underwriter for review. The underwriter determines if you are approved for the loan and if the loan meets VA guidelines. We will request an appraisal through the VA and this will be assigned to an approved VA appraiser to determine the value of the home. The VA loan program requires homes to be move-in ready. If there are any problems found during the appraisal process, they must be corrected by before the loan closes.


4. Find a house and sign a Purchase Agreement

5. Close on your loan and move into your new home

Once the loan is approved, you are ready to close the sale. At closing, the VA loan is finalized and you are ready to move into your new home!
