Product Eligibility
A Manufactured home is a structure that is transportable in one or more sections, and is designed and constructed to the Federal Manufacturing Construction and Safety Standards and is labelled accordingly. To be eligible for FHA mortgage insurance and VA approval, all manufactured homes must comply with the following:
- The Manufactured home is no less than 800 square feet
- The home must be constructed after June 15th, 1976, in conformance with the Federal Manufacturing Home Construction and Safety Standards, as evidenced by an affixed certification label in accordance with 24 CFR 3280.11.
- It must be classified as real property and affixed to the land with a recorded affidavit of affixture.
- The mortgage must cover both the manufactured unit and its site and shall have a term of not more than 30 years.
- The land cannot be leased and must be owned free and clear or with a lien payable to a bank or title company.
- The home must be designed to be used as a dwelling with a permanent foundation built to HUD criteria, and the finished grade elevation at or above the 100-year return frequency flood elevation.
